1. Welcome to Dream Short Stays Limited!

These Terms of Service (“Terms”) are a binding legal agreement between you and Dream Short Stays Ltd. that govern your right to use the websites, applications, and other offerings from Dream Short Stays Ltd. (collectively, the “Dream Short Stays Platform”). When used in these Terms, “Dream Short Stays,” “we,” “us,” or “our” refers to the Dream Short Stays Ltd. with whom you are contracting.

The Dream Short Stays Platform offers an online venue that enables users (“Members”) to publish, offer, search for, and book services. Members who publish and offer services are “Hosts” and Members who search for, book, or use services are “Guests.” Hosts offer accommodations (“Accommodations”), (each Host Service offering, a “Listing”). You must register an account to access and use many features of the Dream Short Stays Platform, and must keep your account information accurate. As the provider of the Dream Short Stays Platform, Dream Short Stays does not own, control, offer or manage any Listings or Host Services. Dream Short Stays is not a party to the contracts entered into directly between Hosts and Guests, nor is Dream Short Stays a real estate broker, travel agency, or insurer. Dream Short Stays is not acting as an agent in any capacity for any Member, except as specified in the Payments Terms of Service (“Payment Terms”). We maintain other terms and policies that supplement these Terms like our Privacy Policy, which describes our collection and use of personal data, and our Payments Terms, which govern any payment services provided to Members by the Dream Short Stays payment entities (collectively "Dream Short Stays Payments").

If you are a Host, you are responsible for understanding and complying with all laws, rules, regulations and contracts with third parties that apply to your Host Services.

2. Searching and Booking on Dream Short Stays.

2.1 Searching. You can search for Host Services by using criteria like the type of Host Service, travel destination, travel dates, and number of guests. You can also use filters to refine your search results. Search results are based on their relevance to your search and other criteria. Relevance considers factors like price, availability, Reviews, customer service and cancellation history, popularity, previous trips and saved Listings, Host requirements (e.g. minimum or maximum nights), and more.

2.2 Booking. When you book a Listing, you are agreeing to pay all charges for your booking including the Listing price, applicable fees like Dream Short Stays’s service fee, offline fees, taxes and any other items identified during checkout (collectively, “Total Price”). When you receive the booking confirmation, a contract for Host Services (a "Reservation") is formed directly between you and the Host. In addition to these Terms, you will be subject to, and responsible for complying with, all terms of the Reservation, including without limitation, the cancellation policy and any other rules, standards, policies, or requirements identified in the Listing or during checkout that apply to the Reservation. It is your responsibility to read and understand these rules, standards, policies, and requirements prior to booking a Listing. Be aware that some Hosts work with a co-host or as part of a team to provide their Host Services.

2.3 Accommodation Reservations. An Accommodation Reservation is a limited license to enter, occupy and use the Accommodation. The Host retains the right to re-enter the Accommodation during your stay, to the extent: (i) it is reasonably necessary, (ii) permitted by your contract with the Host, and (iii) consistent with applicable law. If you stay past checkout, the Host has the right to make you leave in a manner consistent with applicable law, including by imposing reasonable overstay penalties. You may not exceed the maximum number of allowed Guests.

2.4 Reservations for Experiences and Other Host Services. An Experience or other Host Service Reservation entitles you to participate in, attend, or use that Host Service. You are responsible for confirming that you, and anyone you invite, meet minimum age, proficiency, fitness or other requirements. You are responsible for informing the Host of any medical or physical conditions, or other circumstances that may impact your ability to participate, attend or use the Host Service. Except where expressly authorized, you may not allow any person to join a Host Service unless they are included as an additional guest during the booking process.

3. Cancellations, Travel Issues, Refunds and Booking Modifications.

3.1 Cancellations, Travel Issues, and Refunds. In general, if you cancel a reservation, the amount refunded to you is determined by the cancellation policy that applies to that reservation. But, in certain situations, other policies take precedence and determine what amount is refunded to you. If the Host cancels, or you experience a Travel Issue (as defined in our Rebooking and Refund Policy), you may be entitled to rebooking assistance or a partial or full refund under our Rebooking and Refund Policy.

3.2 Booking Modifications. Hosts and Guests are responsible for any booking modifications they agree to make via the Dream Short Stays Platform or direct Dream Short Stays customer service to make on their behalf ("Booking Modifications"), and agree to pay any additional amounts, fees or taxes associated with any Booking Modification.

4. Your Responsibilities.

You are responsible for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to any Accommodation or Experience. For example, this means: (i) you are responsible for leaving an Accommodation (and related personal property) in the condition it was in when you arrived, (ii) you are responsible for paying all Damage Claim amounts necessary to cover damage that you, your guest(s), or your pet(s) cause to an Accommodation, and (iii) you must act with integrity, treat others with respect and comply with applicable laws at all times. If you are booking for an additional guest who is a minor or if you bring a minor to a Host Service, you must be legally authorized to act on behalf of the minor and you are solely responsible for the supervision of that minor.

5. Dream Short Stays’ Role

We offer you the right to use a platform that enables Members to publish, offer, search for, and book Host Services. When Members make or accept a booking, they are entering into a contract directly with each other. Dream Short Stays is not and does not become a party to or other participant in any contractual relationship between Members. Dream Short Stays is not acting as an agent for any Member except for where Stripe Inc. Payments acts as a collection agent as provided in the Payments Terms. While we work hard to ensure our Members have great experiences using Dream Short Stays, we do not and cannot control the conduct or performance of Guests and Hosts and do not guarantee (i) the existence, quality, safety, suitability, or legality of any Listings or Host Services or (ii) the truth or accuracy of any Listing descriptions, Reviews, or other Content provided by Members. You acknowledge that Dream Short Stays has no general obligation to monitor the use of the Dream Short Stays Platform and verify information provided by our Members, but has the right to review, disable access to, remove, or edit Content to: (i) operate, secure and improve the Dream Short Stays Platform (including for fraud prevention, risk assessment, investigation and customer support purposes); (ii) ensure Members’ compliance with these Terms; (iii) comply with applicable law or the order or requirement of a court, law enforcement or other administrative agency or governmental body; (iv) address Member Content that we determine is harmful or objectionable; (v) take actions set out in these Terms; and (vi) maintain and enforce any quality or eligibility criteria, including by removing Listings that don’t meet quality and eligibility criteria. Where we remove or disable Content, we will notify a Member and provide the reasons for such a measure, unless such notification would (i) prevent or impede the detection or prevention of fraud or other illegal activities, (ii) harm the legitimate interests of other Members or third parties, or (iii) contravene applicable laws. You may appeal such a decision by contacting our customer service. Members agree to cooperate with and assist Dream Short Stays in good faith, and to provide Dream Short Stays with such information and take such actions as may be reasonably requested by Dream Short Stays with respect to any investigation undertaken by Dream Short Stays regarding the use or abuse of the Dream Short Stays Platform.

6. Payment Terms of Service

6.1 Preferred Payment Method

Our preferred method of payment is bank transfer. The total amount due includes the cost of accommodation plus a £200.00 refundable damage deposit. Contact us to for banking details and we will apply a discount to the cost of your accommodation.

6.2 Alternative Payment Options

You can pay via debit or credit card using our Sumup payment system,

For Guests: Bank transfer, preferred method, Credit or debit card.
For Hosts: Payouts are made via bank transfer to the financial instrument associated with your Dream Short Stays account.

6.4 Eligibility

To use our Payment Services, you must:

Be at least 18 years old
Maintain accurate and up-to-date payment and personal information

7. Collecting fees outside Dream Short Stays

For the most part, Hosts can’t collect any additional fees or charges outside our platform unless expressly authorized by us.

The exception is hotels and software-connected Hosts, who can charge and collect certain fees using a separate payment method⁠—as long as they’re detailed in the listing and included in the price breakdown before booking. These include:

Resort fee: This can cover the cost of amenities like pool, gym, or wifi

Security deposit: A refundable deposit that can be used to cover any damage or excessive cleaning or compensation for breach of contract that occurs during the stay.

Cleaning fee: A one-time fee used to cover the cost of cleaning or excessive cleaning required.

Incidentals: This can include things like valet, parking, or airport shuttle fees.

Hosts usually collect these fees before a stay, at check-in, or within 48 hours after checkout.

8. License

Unless otherwise stated, Dream Short Stays Limited and/or its licensors own the intellectual property rights for all material on .

All intellectual property rights are reserved. You may access this from Dream Short Stays Limited for your own personal use subjected to restrictions set in these terms and conditions.

You must not:

Republish material from Dream Short Stays Limited.
Sell, rent or sub-license material from Dream Short Stays Limited
Reproduce, duplicate or copy material from Dream Short Stays Limited
Redistribute content from Dream Short Stays Limited

9. This Agreement shall begin on the date hereof.

10. Parts of this website offer an opportunity for users to post and exchange opinions and information in certain areas of the website. Dream Short Stays Limited does not filter, edit, publish or review Comments prior to their presence on the website. Comments do not reflect the views and opinions of Dream Short Stays Limited, its agents and/or affiliates. Comments reflect the views and opinions of the person who posts their views and opinions. To the extent permitted by applicable laws, Dream Short Stays Limited shall not be liable for the Comments or for any liability, damages or expenses caused and/or suffered as a result of any use of and/or posting of and/or appearance of the Comments on this website.

Dream Short Stays Limited reserves the right to monitor all Comments and to remove any Comments which can be considered inappropriate, offensive or causes breach of these Terms and Conditions.

You warrant and represent that:

You are entitled to post the Comments on our website and have all necessary licenses and consents to do so;
The Comments do not invade any intellectual property right, including without limitation copyright, patent or trademark of any third party;
The Comments do not contain any defamatory, libelous, offensive, indecent or otherwise unlawful material which is an invasion of privacy
The Comments will not be used to solicit or promote business or custom or present commercial activities or unlawful activity.

You hereby grant Dream Short Stays Limited a non-exclusive license to use, reproduce, edit and authorize others to use, reproduce and edit any of your Comments in any and all forms, formats or media.

11. Hyperlinking to our Content

The following organizations may link to our Website without prior written approval:

Government agencies;
Search engines;
News organizations;
Online directory distributors may link to our Website in the same manner as they hyperlink to the Websites of other listed businesses; and
System wide Accredited Businesses except soliciting non-profit organizations, charity shopping malls, and charity fundraising groups which may not hyperlink to our Website.

These organizations may link to our home page, to publications or to other Website information so long as the link: (a) is not in any way deceptive; (b) does not falsely imply sponsorship, endorsement or approval of the linking party and its products and/or services; and (c) fits within the context of the linking party's site.

We may consider and approve other link requests from the following types of organizations:

commonly-known consumer and/or business information sources;
dot.com community sites;
associations or other groups representing charities;
online directory distributors;
internet portals;
accounting, law and consulting firms; and
educational institutions and trade associations.

We will approve link requests from these organizations if we decide that: (a) the link would not make us look unfavorably to ourselves or to our accredited businesses; (b) the organization does not have any negative records with us; (c) the benefit to us from the visibility of the hyperlink compensates the absence of Dream Short Stays Limited; and (d) the link is in the context of general resource information.

These organizations may link to our home page so long as the link: (a) is not in any way deceptive; (b) does not falsely imply sponsorship, endorsement or approval of the linking party and its products or services; and (c) fits within the context of the linking party's site.

No use of Dream Short Stays Limited's logo or other artwork will be allowed for linking absent a trademark license agreement.

Without prior approval and written permission, you may not create frames around our Web Pages that alter in any way the visual presentation or appearance of our Website.

13. Reservation of Rights

We reserve the right to request that you remove all links or any particular link to our Website. You approve to immediately remove all links to our Website upon request. We also reserve the right to amend these terms and conditions and its linking policy at any time. By continuously linking to our Website, you agree to be bound to and follow these linking terms and conditions.

14. Removal of links from our website

If you find any link on our Website that is offensive for any reason, you are free to contact and inform us any moment. We will consider requests to remove links but we are not obligated to or so or to respond to you directly.

We do not ensure that the information on this website is correct, we do not warrant its completeness or accuracy; nor do we promise to ensure that the website remains available or that the material on the website is kept up to date.

15. Disclaimer

To the maximum extent permitted by applicable law, we exclude all representations, warranties and conditions relating to our website and the use of this website. Nothing in this disclaimer will:

limit or exclude our or your liability for death or personal injury;
limit or exclude our or your liability for fraud or fraudulent misrepresentation;
limit any of our or your liabilities in any way that is not permitted under applicable law; or
exclude any of our or your liabilities that may not be excluded under applicable law.

The limitations and prohibitions of liability set in this Section and elsewhere in this disclaimer: (a) are subject to the preceding paragraph; and (b) govern all liabilities arising under the disclaimer, including liabilities arising in contract, in tort and for breach of statutory duty.

As long as the website and the information and services on the website are provided free of charge, we will not be liable for any loss or damage of any nature.

16. Jurisdiction

Dream Short Stays Ltd. is incorporated in Wales and subject to the laws and juridiction of the United Kingdom. Dispute Resolution, Venue and Forum, and Governing Laws. If you reside or have your place of establishment outside of the United Kingdom this Section applies to you and these Terms will be interpreted in accordance with British law. The application of the United Nations Convention on Contracts for the International Sale of Goods (CISG) is excluded. If you are acting as an individual consumer and if mandatory statutory consumer protection regulations in your country of residence contain provisions that are more beneficial for you, such provisions shall apply irrespective of the choice of British law. As an individual consumer, you may bring any judicial proceedings relating to these Terms before the competent court of your place of residence or the competent court of Dream Short Stays place of business in United Kingdom. If Dream Short Stays wishes to enforce any of its rights against you as a consumer, we may do so only in the courts of the jurisdiction in which you are a resident. If you are acting as a business, you agree to submit to the exclusive jurisdiction of the British courts.
